Most lenders that advertise their rates on their website are usually just advertisements that are designed to get you to contact them. We like to call them Teaser Rates. You have to check the fine print to see what the Rate and Terms are based on to really see what kind of borrower and loan that rate is for. Usually the assumptions are pretty steep: 40% Down, 780 Credit, 10 year Term, ARM or Hybrid Loan and paying a discount point or two to buy the interest rate down. What Rate Do You Qualify For?
